When renting a property you are responsible

licence & contents insurance.
Landlord responsibilities:
Ensure the property is habitable at the start of the tenancy
Repairs to the exterior and structure of the property
Repairs and maintenance of utility supplies, including
water, electricity & gas
Repairs and maintenance of heating systems
Upkeep of shared or common areas
Tenant responsibilities:
Maintenance such as blocked drains, sweeping chimneys,
replacing fuses and bulbs
Repairs to the property of damage that you have caused
The upkeep and cleanliness of the property.
